Building an ADU is a high-ticket, high-anxiety decision — six figures, a year of your life, and a process most homeowners have never run. The forums are full of the same story: three bids on the same project, $80K apart, and no way to tell which one is honest. Our job is to make that process feel clear, honest, and expertly handled.

Why we publish prices

The single most-cited trust signal among Seattle homeowners is a transparent, line-item bid. The single fastest way builders destroy trust is the opposite: a vague lowball that balloons into change orders. So we lead with the numbers. Our pricing pageshows the all-in ranges we plan against for every format, the difference between a vertical quote and an all-in cost, and the specific line items a cheap bid leaves out. You can sanity-check any quote you get — ours or anyone else’s — before you spend a dollar.

This isn’t a courtesy. Across the King County ADU builders we mapped, virtually none publish prices. We think that’s backwards.

Why we publish real drawings

We’re an architect’s studio that also swings a hammer. The drawings on this site — working elevations, axonometric cutaways showing how a unit is actually framed and insulated — are how we think and how we’ll build. They’re labeled as drawings, never as photos, because we’re honest about being a new venture: we’d rather show you real construction literacy than a stock photo of someone else’s house.

Construction-led, not lead-gen-led

A lot of what shows up under “ADU builder” online is a marketing layer that hands your job to whoever’s available. We come at it from the build side. Our founding partner runs an established Pacific Northwest construction company — the same crews and field experience behind Copper Fox Gutters — so the people pricing your project understand framing, moisture, the PNW slab-and-vapor-barrier details that make or break a conversion, and what it actually takes to pass a Seattle inspection. We don’t list a license number, a project count, or a year founded here, because we won’t claim credentials we haven’t formally established yet. What we will claim is real construction competence and a refusal to hide the ball on price.
